AI for real estate in Saudi Arabia is no longer a question of whether, but of where to start. The market is quieter than a year ago, and the offices and developers that hold their margins will be the ones that reply faster and spend less time on paperwork. Why 2026 is a good year to automate property work

Activity has slowed. Knight Frank reports 45,740 residential transactions in Q2 2026, down 12% from a year earlier but up 9% on the first quarter. CBRE reports that nationwide residential transaction values fell 26.9% year on year and deal counts fell 14.2%. The two firms count differently, so read the direction, not one exact total.

CBRE also reports that land plot prices rose 6.3%, apartment values rose 1.1% and villa values fell 9.7%. Knight Frank says affordability pressures and regional uncertainty weighed on buyers. In a market like this, every enquiry is worth more, and every hour spent re-typing a lease is an hour not spent on a viewing.

What Saudi real estate already runs on digital rails

The Real Estate General Authority (REGA) runs the platforms your team already uses. They include FAL for brokerage licences, Ejar for rentals, the Real Estate Registry, the Real Estate Indicators platform and Mullak for owners associations. REGA reported in September 2024 that Ejar had registered more than 10 million rental contracts, about 19,000 a day on average, of which 8.3 million were residential and 1.7 million commercial.

REGA says Ejar verifies ownership documents and identities through government integration, works with licensed brokers and takes payments through Mada and Sadad. This matters for AI: your core records are already structured, so AI can read, check and reconcile them instead of starting from paper. Whether you can pull Ejar data into your own system automatically depends on your setup, so ask your software vendor before you plan the work.
